Nobody in this trade publishes a price list. Factories will not, because a number on a website is a number a competitor can undercut by one yuan. Trading companies will not, because the gap between what the factory charges and what the buyer pays is their business. We are going to, with the obvious caveat that these are indicative ex-works ranges from orders we have run over the past year or so, as of autumn 2026, and they move.
The point of the list is not that you can order from it. It is that you can walk into a showroom in Foshan, or open a quote from a website, and know within a few seconds whether the number in front of you is a factory price, a showroom price, or a joke. That alone saves most first-time buyers a few thousand dollars.
How to read the prices
Everything below is ex-works: the price at the factory gate, goods on a pallet or in a carton, before inland transport, export packing, port handling and sea freight. Add roughly 4 to 8 percent to reach FOB Shenzhen or Nansha for a mixed container, more for a small LCL order where the fixed charges do not spread. Our note on what a container of building materials really costs takes a package from ex-works through to landed at your site.
We give RMB where the factory would quote in RMB (tiles, sanitary ware, stone, boards, paint) and USD where the export desk quotes in dollars anyway (windows, kitchens, flooring, lighting). The conversion is at about 7.1 to the dollar. If the rate moves to 6.8 or 7.4, every USD figure in this list moves with it, and that alone is a 4 percent swing that nobody in Foshan controls.
The ranges assume first choice or export grade from a mid-sized factory, a written specification, a villa-sized order and a normal negotiation. The bottom of each range is a plain stock item in a plain colour, bought in quantity. The top is a better finish, a smaller run, or a factory with a name. Below the bottom of the range, something has been taken out: the grade, the thickness, the brass, the glass. Above the top, you are paying for a brand or for somebody’s margin, and it is worth finding out whose.
MOQ is what the factory will accept from a foreign buyer without sighing. Many will go lower if the item is in stock or if we are consolidating with another client’s order, which we usually are. Lead time is from deposit to goods ready at the factory, not to your door; add a week for consolidation and two to six weeks at sea.

Stone
Slabs at 18 to 20 mm unless stated. Chinese quarry stone is cheap; imported blocks cut in Yunfu are not, but still well under what the same slab costs in Europe or the Gulf. The market is described in our guide to buying at Yunfu.

Paint, glass, boards and ceilings
Four categories that go in the container when there is space, and stay at home when there is not. Boards come from Linyi in Shandong, a long way from Foshan, and only make sense for a project that can take a truckload.

What moves the numbers
Grade and finish first, always. A tile quoted at RMB 30 and a tile quoted at RMB 55 in the same format are usually not the same tile; one is second choice, or thinner, or unrectified, or from a kiln whose shade control is looser. The same applies to a window quoted at USD 90 against one at USD 140 per square metre: look for the profile wall thickness, the glass make-up, and whether the handles and hinges have a name on them.
Quantity matters less than people hope. Going from 300 m² to 1,000 m² of a stock tile might take 5 to 8 percent off. Going from one kitchen to ten identical kitchens for an apartment block takes more like 15 percent off, because the factory can batch the cutting. Going from 20 taps to 200 taps of one model is where Kaiping factories really move, because the setup and polishing are the cost.
Raw materials move the metal categories. Faucet quotes follow copper; window quotes follow aluminium; both changed noticeably over the past two years and factories reprice within a month or two of a move on the exchanges. Tiles and ceramics follow natural gas, which is why the kilns raise prices in winter and hold them in summer.
Season matters in a smaller way. Prices firm up in the six weeks before Chinese New Year when everyone wants to ship, and again around the Canton Fair in April and October when the export desks are busy. A quiet kiln in July with a full yard will discount a stock design by 10 percent just to clear space, which is one reason we like buying trips in the off-season.
The last mover is who you are. A buyer with a written specification, a realistic quantity and a deposit ready gets a better price than a buyer with a photograph and a maybe. Factories can tell the difference in the first five minutes, and so can we.
What a villa and an apartment add up to
Take a four-bedroom villa: 900 m² of tiles, five bathrooms, 110 m² of thermal-break windows and doors, 14 interior doors, a 9 metre kitchen with PET doors and a quartz top, 180 light fittings, vanities and wardrobes. Built from the tables above at the middle of each range, the goods come to roughly USD 37,000 to 42,000 ex-works, which matches the worked example in our container costing. Landed at your site with freight, duty and our commission, plan on USD 55,000 to 60,000, against local retail quotes we have seen between USD 75,000 and 120,000 for the same specification.
A two-bedroom apartment of about 100 m² is smaller in every line: 150 m² of tiles, two bathrooms, 25 m² of windows, five doors, a 5 metre kitchen, 60 light fittings, two wardrobes and two vanities. Goods come to about USD 11,000 to 14,000 ex-works and fit in a 20ft with room to spare. On its own the freight and fixed charges weigh heavily on a package that size, which is why developers do three or four apartments in a 40ft and why we pair single-apartment orders with another client’s container when the timing works.
Two things to add before either number is a budget: wastage on tiles at 8 to 10 percent, and the 5 to 10 percent that almost every buyer adds to the list during the trip, because the showrooms are persuasive and the prices are not what they are used to.
The mistakes people make comparing prices
The commonest is comparing an ex-works price in Foshan with a delivered, installed price at home. The right comparison is landed cost at your site against a local supply-only quote, with installation priced separately on both sides. Done that way the gap is still large, but it is 40 to 60 percent rather than the 80 percent a spreadsheet of raw factory prices suggests.
Next is comparing different things. A per-square-metre window price with 5 mm single glass against one with a Low-E double unit; a kitchen per linear metre with the worktop against one without; a WC with a soft-close seat and a good flush valve against one with a plastic seat and a valve that will fail in a year. We write the specification first and then ask three factories to price it, which is the only way a comparison means anything.
A third is trusting the showroom number, up or down. The brand showrooms in the tile city price for Chinese domestic retail and can be two to four times the kiln price for the same tile under a different name. The stalls in the wholesale markets sometimes go the other way and quote a second-grade price against a first-grade sample. Both are corrected by asking for the factory’s ex-works price against a written spec, and by knowing which kiln actually made the thing.
Then there is the hardware, which is left out of nearly every first quote. A door set without the lock, a kitchen without the runners upgraded, a window without the handles specified, a shower enclosure without the wall profile. Small items, but the difference between the quote and the invoice is usually made of them.
The last mistake is taking a listing price from a website as a benchmark. Some are real and some are bait, and the item behind them is often not the item pictured. Our piece on direct factory sourcing against online sourcing goes through why the numbers on a screen and the numbers at the gate are so often different, and which of them you end up paying.
A note on prices: every figure in this guide is an indicative estimate from recent orders. Factory prices, freight rates and exchange rates move, so treat them as a planning guide and ask us for a current quote before you budget.
Frequently asked questions
Are these the prices I will actually pay?
Close, if your specification and quantity match the assumptions above and you buy from a mid-sized factory rather than a brand showroom. You will land somewhere inside the range for most items, above it for a few where you choose a better finish, and occasionally below it on a stock item the factory wants gone. Ask us for a live quote before you build a budget on any single line.
Why are the ranges so wide?
Because the category names hide a lot of variation. A basin mixer can have a brass or a zinc body, a domestic or an imported cartridge, and a finish that lasts two years or twenty. Two factories in the same street can be 30 percent apart on the same drawing. A narrow range would look more confident and be less true.
Can you send me a full price list with exact figures?
Not a general one, because it would be wrong within a month. What we can do is price your specific list against two or three factories and send it back with the spec attached, which is what a real quote looks like. That takes a few days, and we do it for buyers who are planning a buying trip or a container.
Are prices lower at the Canton Fair?
Rarely. The fair is where factories show new product to trade buyers and quote for container-sized volumes; for a villa or a few apartments you will get the same or better numbers at the factory in Foshan, with the added benefit of seeing the stock and the quality control. The fair is useful for meeting several makers of one product in one afternoon, not for the price.
How much does a mid-range bathroom cost in total?
A one-piece WC, an under-counter basin, a brass basin mixer, a thermostatic shower column, an 8 mm enclosure, a floor drain and accessories comes to roughly USD 350 to 700 ex-works per bathroom, with the enclosure and the shower column being the two big lines. A wall-hung pan with a concealed frame or a smart toilet moves it well above that. The full range of what we source is on the sanitary ware pages.
