Most buyers arrive with the idea that China is one big market and the only question is which website or which fair. It is not. Foshan, Guangzhou, Yiwu and the online platforms sell overlapping things at very different prices, in very different quantities, and each of them is the wrong place for at least half of a house. Here is where we would buy each material and why, from the seat of someone who does it every week, followed by a plain description of the four channels themselves.
Where each material is best bought
Tiles are a Foshan purchase, full stop. The factories are in Nanzhuang and the showrooms are twenty minutes away in Chancheng, so you can see two hundred ranges in a day and be at the kiln the next morning. Guangzhou malls carry Foshan tiles at a mark-up and are fine for a few boxes of something special. Zibo and Jinjiang make cheaper tiles in volume, worth it above ten containers a year. Buying tiles from photographs online is how people end up with a grade below what they paid for; our tile grades page explains why the grade matters more than the price.
Sanitary ware is made mostly in Chaozhou and sold mostly in Foshan. For a villa or a small hotel, buy it in a Foshan showroom alongside the tiles and accept a modest margin. For several hundred toilets, go to the Chaozhou factory. Faucets are the same story one district over: the factories are in Kaiping, an hour west, and the Foshan showrooms carry their ranges. Yiwu sells taps too, but they are zinc, and we would not put them in anything we had to stand behind.
Windows, external doors and glass are made to measure, which rules out every channel except a factory visit or a very well-managed remote order with drawings. Foshan has the aluminium profile mills in Dali and dozens of window fabricators around them, so this is where we send buyers. Guangzhou has some fabricators but fewer, and Yiwu has none worth the name. Interior doors are similar: Foshan and the western edge of Guangzhou both have door factories, the Guangzhou decoration malls are the easiest place to compare finishes, and online is only sensible for a standard flush door in a standard size.
Flooring depends on quantity. SPC and laminate are made in Zhejiang, in the belt between Haining and Nanxun, and a buyer taking three or more containers should go there. Below that, Foshan showrooms and the Guangzhou malls stock the same product with a margin that is smaller than the cost of a trip north. Engineered timber and bamboo have a few good Guangdong makers and a lot of poor ones; we sample before ordering, every time.
Kitchens, wardrobes and vanities belong to Shunde, the Foshan district that makes cabinets and the appliances that go in them. A kitchen is drawings plus a factory, and neither a mall nor a platform can replace the two hours spent with the factory’s designer checking the plan. Stone is Yunfu for slabs and Foshan for finished pieces; nobody should buy a slab by photograph, because the photograph is of a different slab.
Lighting is Guzhen, in Zhongshan, forty minutes south of Foshan, where the lighting markets run for kilometres. Guangzhou has smaller lighting malls, Yiwu has cheap decorative fittings, and online works for standard LED downlights and strips if you name the driver brand. Hardware, meaning hinges, handles, screws, brackets and the thousand small things, is Yiwu’s strength, in small quantities from stock. For stainless kitchen sinks and taps, Jieyang; for door and window hardware in volume, Foshan and Guangzhou wholesale.
Paint, glass and boards are the three we tell most buyers to think twice about. Shunde has big coatings factories and the product is good, but paint is heavy, liquid, sometimes classed as dangerous goods, and has a shelf life, so unless it is a large project it is not worth the container space. Glass should be bought with the windows, or from a Foshan or Guangzhou processor for shower screens and balustrades, with the tempering stamp on every pane. Plywood and boards come from Linyi in Shandong in volume; in small quantities the Foshan timber wholesale yards are fine, and the thing to specify is the formaldehyde grade, not the price.

Foshan: the factory city
Foshan is where the materials are made, and the point of going is to see them made. Tiles in Nanzhuang, aluminium in Dali, kitchens in Shunde, with sanitary ware from Chaozhou and taps from Kaiping filling the showrooms in between. A buyer with a list can cover tiles, bathrooms, windows, cabinets and lighting in two or three days without leaving the city, which no other place in China offers. Our page on what Foshan makes and where maps the districts.
The trade-off is that Foshan is a working city, not a retail one. Showrooms are scattered across several districts, most staff speak no English, and the quoted price on the wall is a starting point that moves a long way with quantity and with who is asking. A first-time buyer without a car and a translator loses a day just finding things. That is the gap we fill, and also the reason a buyer who has been three times and has a driver and a favourite tile factory does not need us any more.
Small quantities are the other thing Foshan is not good at. A tile factory wants a pallet of each item, a window factory wants a house, a kitchen factory wants a kitchen. For one bathroom’s worth of anything, Guangzhou or online is easier and the premium is small.
Guangzhou: decoration malls, samples and variety
Guangzhou has the buyer-facing side of the trade: multi-storey decoration malls in Panyu and around Anhua, where hundreds of brands from Foshan and beyond keep showrooms with English-speaking staff and printed catalogues. It is the right place to see a lot of things quickly, to collect samples, and to buy a small quantity of something specific, from a feature tile to a set of door handles. Hotel and restaurant designers often start here because the variety is wider than any single Foshan district.
What you pay for is the shop. A Guangzhou mall showroom is a dealer, sometimes a factory’s own outlet, sometimes a trader carrying six factories, and the price includes rent in one of China’s most expensive cities. Expect fifteen to thirty per cent over the Foshan factory figure, and a longer chain when something goes wrong. For a full container we would sample in Guangzhou and buy in Foshan; for a couple of pallets, buying in the mall is fine. Our Guangzhou markets page lists which malls carry what.
Yiwu: small hardware and low MOQ
Yiwu is a wholesale city in Zhejiang, about ninety minutes from Hangzhou by train, with the largest small-commodities market in the world. For building materials it means hardware: hinges, handles, locks, brackets, screws, shelf supports, bathroom accessories, cheap light fittings and the like, sold from stock in cartons rather than by factory order. The minimum is often a carton, sometimes a dozen pieces. A buyer fitting out a small hotel who needs two hundred coat hooks, fifty towel rails and a box of every bracket type can do it in an afternoon.
The quality sits where the price sits. Yiwu taps are zinc, the LED fittings are whatever the trader had that week, and consistency between one carton and the next is not guaranteed. Nobody there makes tiles, windows or kitchens, and the traders who say they can supply them are ordering from Foshan and adding a margin. Treat it as the place for the small, cheap, plentiful items at the bottom of the list, which is what our Yiwu page covers.
Online platforms: when they work and when they don’t
Alibaba and the other platforms work when the product is standard and the specification fits on one page. A 90 mm LED downlight with a named driver, a lever handle on a round rose, a box of SPC planks in a standard size and wear layer, a 35 mm ceramic cartridge mixer from a factory with a real address. Those can be ordered from a desk, sampled by courier and shipped in a month, and a buyer who does that with sense does not need us or anybody else.
They stop working when the item is graded, custom or judged by eye. Tiles have grades that do not photograph. Windows are made to your opening sizes and your wind loads. Kitchens need a drawing. Stone is a specific slab. None of these can be sampled by courier in any useful way, and the platform’s dispute process is designed for a wrong colour of T-shirt, not a container of second-grade porcelain that looks fine in the listing. The comparison on factory sourcing against online sourcing goes into the numbers.
The trader-versus-factory problem is the one buyers underestimate. A large share of the listings marked “manufacturer” are trading companies, some with a rented showroom, some with a desk. There is nothing wrong with a good trader, but you should know which you are dealing with because it changes the price, the lead time and who answers when something breaks. The tests we use: ask for the business licence and read the scope; ask for the factory address and compare it with the office; ask for a live video walk through the production line, not a filmed one; ask for an ex-works price in RMB at the factory gate. A factory answers all four in a day. A trader stalls on at least two.
A word on the Canton Fair
This autumn’s fair, the 140th, runs in three phases at Pazhou in Guangzhou: 15 to 19 October for hardware, lighting and electrical goods, 23 to 27 October for building materials, sanitary ware, kitchens and furniture, and 31 October to 4 November for textiles and consumer goods. Confirm the dates on the organiser’s site before booking, because they shift a day or two some years. Foshan is forty minutes by car from the fair.
It is good for one thing: meeting factories from provinces you would never otherwise visit, in one hall, with an English speaker on the stand. Tile makers from Fujian and Shandong, flooring from Zhejiang, boards from Shandong, all at once. It is poor for actually buying, because a stand shows a fraction of the range and the price is a fair price, meant to start a conversation rather than end one. Hotel prices in Guangzhou double for the fortnight, so we suggest buyers come for one phase, spend a day there, then move to Foshan and buy. If your list is tiles, bathrooms, windows and kitchens, you can skip the fair without losing anything.
When a buyer does not need us
We charge five to ten per cent of the factory invoice, agreed in advance, and there are plenty of orders where that is money wasted. A repeat buyer with a factory they trust and a forwarder they use should reorder directly. A buyer with a Mandarin-speaking colleague and a week to spare can walk Foshan alone. An order of standard hardware or lighting under a few thousand dollars is a platform order. A buyer whose kitchen or windows are already sorted at home and who just wants tiles for one bathroom should buy those tiles at home, because the freight and the minimums will eat the saving.
Where we earn the fee is the mixed container: tiles from one factory, sanitary ware from a second, windows from a third, a kitchen from a fourth, all specified properly, inspected before packing and consolidated into one box. That takes local knowledge, a car, a translator and someone who will be here when the factory calls at eleven at night. The buying trips page describes what those days look like.
A note on prices: every figure in this guide is an indicative estimate from recent orders. Factory prices, freight rates and exchange rates move, so treat them as a planning guide and ask us for a current quote before you budget.
Frequently asked questions
Can I buy everything for a house in Foshan?
Almost. Tiles, sanitary ware, taps, windows, doors, kitchens, wardrobes, stone, flooring and boards are all in the city or within an hour of it. Lighting means a trip to Guzhen, forty minutes away. Paint and plasterboard we usually tell people to buy at home.
Is Guangzhou more expensive than Foshan?
For the same product, usually yes, by around fifteen to thirty per cent, because you are paying for a showroom in a mall. The gap shrinks on small quantities, where a Foshan factory may not want the order at all, and it disappears if the mall showroom is the factory’s own outlet and you negotiate.
How do I know whether an online supplier is a factory?
Ask for the business licence and read the scope of business, ask for the factory address and compare it with the office address, and ask for a live video call from the production floor. A real factory can also quote ex-works in RMB without hesitation. If two of those four are dodged, it is a trader.
Is the Canton Fair worth attending for building materials?
Worth a day if you want to meet factories from other provinces or are new to China and want an overview. Not worth the hotel prices if your list is tiles, bathrooms and kitchens, which are all better seen in Foshan the same week.
What is the smallest order that makes sense in Foshan?
About a quarter of a 20 ft container, which is roughly a two-bathroom apartment’s tiles and sanitary ware, or a single kitchen. Below that the fixed costs of consolidation and shipping outweigh the saving, and Guangzhou or an online order is the better route. The container cost page has worked examples.
